A LETTER FROM DANI

More Opportunity Does Not Mean Lower Standards

As the investment landscape evolves, the question isn’t simply where opportunities are emerging. It’s which opportunities truly deserve your capital.

Dear Investor,

As we enter the final quarter of 2026, there’s a noticeable shift taking place across the real estate investment landscape.

We’re seeing changes in financing conditions, renewed transaction activity in certain sectors, and opportunities beginning to emerge where the market had previously been more constrained.

For investors, that’s encouraging.

But I believe it also creates an important moment to reflect on something that doesn’t always receive enough attention:

Just because more opportunities are available doesn’t mean more opportunities deserve your capital.

The Difference Between Opportunity and Investment Quality

It’s easy to get caught up in the broader narrative surrounding an investment.

Interest rates may be changing. Capital may be returning to the market. Certain asset classes may be benefiting from powerful demographic or economic trends.

Those developments matter. They help us identify where we should be looking, but they don’t tell us whether an individual investment is worth making.

A growing market doesn’t automatically make every property attractive. Strong demographic demand doesn’t guarantee operational success. And a compelling projected return doesn’t tell the entire story about the risks required to achieve it.

At Freedom Family Investments, we believe the real work begins after identifying an attractive opportunity. That’s when we examine the fundamentals.

What is driving the underlying demand? What assumptions support the projected performance? How is the investment structured? Who is responsible for executing the business plan? And what happens if market conditions don’t unfold exactly as anticipated?

These are the questions that help us distinguish between an interesting investment story and an opportunity that merits serious consideration.

The market thesis tells us where to look. Disciplined underwriting helps us determine whether to invest.

Why Selectivity Matters Right Now

One of the realities of today’s market is that different sectors, geographies, and individual properties are experiencing very different conditions. That makes broad generalizations about real estate increasingly less useful.

Consider senior housing.

We continue to see compelling long-term demographic fundamentals, alongside limited new construction in many markets. Those conditions help establish an attractive investment thesis. But the quality of an individual opportunity still depends on the acquisition basis, local market dynamics, capital structure, operating expertise, and ability to execute.

The same principles apply across other real estate sectors.

In my view, the investors who navigate this environment thoughtfully won’t necessarily be those who act the fastest or pursue the greatest number of opportunities. They’ll be the ones who remain clear about their objectives, understand what they own, and maintain discipline when evaluating where their capital belongs.

Our Responsibility to Your Capital

At Freedom Family Investments, we view capital stewardship as a responsibility that extends well beyond identifying attractive market trends. It requires disciplined evaluation, thoughtful investment structures, strong operating relationships, and an understanding of the risks that exist alongside potential returns. It also requires recognizing that not every opportunity is the right opportunity.

As the investment landscape evolves, our focus remains on the fundamentals we can evaluate, the risks we can understand, and the execution we can influence.

We don’t believe an investment should require a perfect economic environment to make sense. We believe it should be evaluated against realistic assumptions, including what happens when circumstances become less favorable. That philosophy guides how we approach the opportunities we consider and how we think about the capital investors entrust to us.

Looking Ahead

As we move toward the end of the year, I encourage you to consider not only where you might deploy capital, but also what standards you expect an investment to meet before making that commitment.

Are the underlying economics understandable?

Does the structure align with your objectives?

Do you understand the potential risks, the sources of return, and the people responsible for delivering the strategy?

And perhaps most importantly, does the opportunity still make sense when you look beyond the market narrative?

More opportunity should create more choices, not lower the threshold for making an investment.

We remain committed to sharing the market developments we’re watching, the investment principles that guide our decisions, and the insights that can help you approach your financial future with greater clarity.

Thank you for your continued interest and confidence in Freedom Family Investments.

Here’s to making thoughtful decisions about what comes next.

Warmly,

Dani Lynn Robison
